What follows is material written several years ago.

Things have changed since then as has my thinking.

Finding and buying a home should be an exciting and rewarding adventure. Sig can help you find the home that is right for you, negotiate on your behalf and guide you through the transaction generally at no cost to you, since the seller will normally pay for the services he is rendering to you.

To insure that you get the services you deserve you need to sign a Buyer Brokerage Agreement with Sig. In Georgia it would be illegal for Sig to represent you as his Client, unless he is working for you under a Buyer Brokerage Agreement.

Today there are many new  factors to consider such as foreclosures some of which are in poor condition and pending foreclosures which can have a huge impact on what you should be paying. Pending foreclosures likely will affect future market values.

Also there are transactions conducted outside the Multiple Listings which can affect value. Today’s market requires much more knowledge and access to data than used to be the case. The traditional “Comparative Market Analysis” will no longer give you all the information you need. All of these factors affect the value of Real Estate.

You will know about the foreclosed (REO) homes available on the market and about homes offered for sale as resales or newly constructed homes through Multiple Listing Services. However, determining what these homes are worth requires information that is not available on the Multiple Listings, a subject to be covered in more depth elsewhere.

In any case, first of all, when buying Real Estate you must know what you want in your new home and where you want to be located and you must know how much house you can afford . When it comes to what you can afford, your first step should be to get pre-qualified and even better pre-approved for a mortgage..

You need to think about location, where you want to live. This is impacted by many factors such as commuting time and distance and by the environment in which you would like to live, what your interests are, etc. etc..including the needs of your family, if any.

You also need to think about the type of house you want, how many bedrooms and bathrooms you want or need and how much space you want or need. Layout is also important; do you want a ranch or two story? Do you want a master on the main floor or upstairs with the other bedrooms? Do you want a basement?

How big a lot do you want? How important are the schools? Do you need handicapped features? Maybe you don’t want a single family house with a yard, but rather a townhouse or a condo apartment. Or, you may be looking for a retirement community.
